General Information for Hosts

Nostus is a platform dedicated to mid-term rentals in Greece, connecting property owners with renters such as international students, digital nomads, and long-term travelers. We are not a real estate agency and focus solely on mid-term, fully-furnished rentals.

Yes, it is completely free to list your property on Nostus. You only pay a 25% host service fee on the first month’s rent once the property is successfully rented.

Nostus is dedicated to fully-furnished properties that are ready for mid-term rentals. This means all properties must be move-in ready with essential amenities, such as:

  • Bed
  • Desk
  • Closet
  • Bedsheets, blankets, and pillows
  • Kitchen with fridge, oven and stoves
  • Basic kitchen essentials (cutlery, dishes, pans)
  • High-speed WiFi

While it’s not mandatory, we recommend including bills in the rent to make the listing more attractive to renters.

Your property will be targeted to international students, digital nomads, long-term travelers, and professionals. This diverse audience ensures you find renters who are looking for mid-term stays.

Mid-term rentals offer more stable, reliable income without the constant turnover and complexities of short-term rentals. With longer stays, you spend less time managing guests and more time enjoying the steady income.

Managing Your Property on Nostus

Listing your property is simple:

  1. Provide detailed information about the property and upload photos or videos.
  2. Our team will arrange a verification visit to ensure everything matches the listing.
  3. Once verified, your property will go live, and you’ll start receiving booking requests.

Yes, as the property owner, you have full control over the rental terms, including the rent amount, security deposit, and any additional fees. These details will be clearly displayed in your listing for potential renters to review.

To make the process easier, we will also provide you with a contract template in English that you can use as-is or adjust according to your needs. This ensures that you have a professional, standardized agreement ready for your rentals, while still allowing for customization based on your preferences.

It’s up to you, but we strongly recommend including bills (electricity, water, internet, etc.) in the rent. Renters, especially international students and digital nomads, prefer all-inclusive pricing as it simplifies their stay and avoids surprises with extra costs. Offering this option can make your property more attractive and competitive, leading to faster bookings and a smoother rental experience for both you and your guests.

You won’t be able to meet the renter in person, but you will have access to their profile, which includes relevant details about the renter. You can also chat with them through our messaging system before confirming a reservation.

When a guest expresses interest in your property, you will receive a reservation request. If you approve the request, the renter pays the first month’s rent, and you’ll receive the payment minus the service fee within XX days of their check-in. (PROCESS TO BE DEFINED)

No, Nostus allows you to showcase your property with high-quality photos and videos, so in-person viewings aren’t required. This saves you time and allows renters to get a comprehensive view of your property online.

Nostus collects the first month’s rent on your behalf. After the renter checks in, the payment (minus the service fee) is transferred to your bank account within 5 business days. For subsequent months, you arrange payments directly with the renter.

Yes, you can manage the availability of your property through your dashboard. Simply block the dates when your property is unavailable to avoid conflicting bookings.

We recommend setting a security deposit, which renters will pay directly to you upon check-in. This will help cover any potential damages. Additionally, you can communicate directly with the renter to clarify house rules and expectations.

Nostus provides ongoing support, from personalized property verification visits to helping you manage your listings. We also offer assistance with handling your bookings and addressing any issues that may arise during the rental process.

To attract more renters, make sure your property has high-quality photos, a detailed description, and competitive pricing. You can also highlight any unique features or benefits of your property, such as proximity to key landmarks, amenities, or public transportation. If a maintenance issue arises during the renter’s stay, you can coordinate directly with the renter to resolve it. It’s important to clarify in your rental agreement who is responsible for different types of repairs (e.g., minor issues vs. major repairs). Please note that Nostus is not responsible for maintenance issues, so it’s crucial to outline responsibilities clearly in the agreement to avoid any misunderstandings.
