Every summer, we do a thorough cleaning of all fabrics, wardrobes, curtains, and bathrooms. All bed linens, towels, duvets are provided.

1. Cleaning & Check-out Fee

A one-time €100 cleaning & maintenance fee is due in cash upon check-out. This does not cover personal room cleaning, which must be arranged by the tenant prior to departure.

2. Quiet Hours & Respect for Neighbors

Respect for quiet hours is mandatory by Greek law:
• 15:00–18:00 & 22:00–08:00 (April–September)
• 15:30–17:30 & 22:00–07:30 (October–March)
Repeated violations or police involvement may result in deposit deductions.

3. Fair Use Utilities Policy

Utilities are included but subject to fair use limits:
• Water: 20 m³ / person / 3 months
• Electricity: 500 kWh / person / 4 months
• Heating: up to €600 / year
Excess usage will be charged additionally.

4. No Parties – Small gatherings only

Parties are not allowed. Small gatherings only if agreed upon by all tenants, and only within quiet hour regulations.

5. Overnight Guests Policy

Guests must be approved in advance. One guest per tenant at a time, and they may stay only in the tenant’s private room.

6. Smoke-Free Policy

This is a 100% non-smoking property. Smoking is allowed only on balconies with windows closed. Violation will lead to cleaning fees and deposit deductions.

7. Deposit Policy

The security deposit is not to be used as last month’s rent and will be refunded after final inspection, minus any damages, excessive utility use, or cleaning needs.

8. Use of Common Areas

Tenants must not enter any unoccupied or locked bedrooms. Shared areas should be kept tidy and used respectfully.

9. Professional Long-Term Hosting

This flat has been hosting Erasmus students since 2011. We aim to provide a welcoming, organized and clean space that respects both international tenants and local neighbors.

10. Rent & Payment Structure

The total monthly cost depends on the room selected:
• Grey room: €560 / month (all-inclusive)

For tax and legal purposes, payments are structured as follows:
• Monthly rent: €360
• One-time utility fee: €1,000 per semester, payable once upon check-in

The utility fee covers all utilities and shared expenses, including electricity, water, heating, internet, building expenses, and general maintenance.
